In its Five Defining Property Trends for 2026 report, ooba CEO Rhys Dyer states plainly that "sustainability is the name of the game in 2026," pointing to a growing number of buyers seeking eco-friendly features that offer practical solutions to loadshedding, water scarcity and escalating utility costs. According to Dyer, "features such as solar power systems, rainwater harvesting, greywater recycling and energy-efficient appliances are no longer niche… today, they're essential selling points to attract more homebuyers and yield a higher resale value," particularly among younger families and Gen Z buyers who increasingly treat green housing as both a lifestyle choice and an investment decision.

This mirrors what property economist and industry commentary is describing as a "Green Premium." As one 2026 property market analysis puts it plainly: sustainability is no longer about greenwashing or ideals. It is about running costs, stability and long-term value. Energy-efficient homes lower monthly bills, reduce reliance on unstable municipal services, and tend to hold their value better in uncertain markets.

Solar-powered borehole systems, in particular, are becoming increasingly popular as a dual-purpose investment. A typical 5kW solar borehole installation can deliver annual electricity savings of R19,800 to R26,400, while providing genuine independence from municipal water supply disruptions. Most of these systems achieve a full return on investment within four to six years, making them an increasingly sound long-term investment rather than simply an environmental statement.

Energy Efficiency: Beyond Solar Panels

While solar and water security dominate headlines, broader energy efficiency measures are quietly becoming just as important to how buyers evaluate a home. This includes everything from proper insulation and energy-efficient windows to LED lighting, gas cooking appliances, and well-maintained, efficient air conditioning units.
